Floor Repairs, Gap Filling & Preparation

Before sanding, we carry out essential repairs to ensure your floor is stable and ready for finishing. This includes fixing loose or damaged boards, repairing parquet blocks and filling gaps where appropriate. Our goal is to improve both the strength and overall appearance of your floor while keeping repairs as subtle as possible within the existing timber.

Once sanding and preparation are complete, we apply high-quality protective finishes designed to enhance the look of the timber and improve long-term durability. We mainly use LOBA products, widely recognised as market leaders in wood floor finishing. We also continue to attend LOBA training days so we can stay up to date with their latest systems, application methods and product developments, allowing us to provide the best finish for each floor and environment. For larger projects or clients looking for a more detailed specification, we can also arrange a site visit with a LOBA representative to help assess the floor and recommend the most suitable system.

Our Floor Sanding Process

From first enquiry to completion, we keep the process clear, professional and tailored to your home. Our approach is designed to deliver high-quality, long-lasting results while ensuring you understand each stage of your floor sanding and restoration project.

1. Initial Enquiry & Advice

The process begins when you contact us regarding your wood floor. We take the time to understand your requirements, the type of flooring you have and the result you are looking to achieve. In many cases, we can provide a rough guide price for floor sanding and sealing based on the size and condition of the area, helping you make an informed decision early on.

2. Site Inspection & Specification

We can then arrange a site visit to assess the floor in detail. This allows us to check the condition of the timber, identify any repairs or preparation required, and recommend the most suitable sanding and finishing system. We will also discuss stain options, finishes and any additional work so everything is clearly agreed before booking.

3. Repairs & Preparation (if required)

If repairs are needed, we will usually complete these prior to sanding where possible. This may include securing loose boards or parquet blocks and addressing areas of damage or movement. Allowing time for adhesives and materials to fully cure ensures the floor is stable and properly prepared before sanding begins.

4. Dustless Floor Sanding

Once preparation is complete, we carry out dustless floor sanding using mainly Lagler equipment. We follow the PST (Premium Sanding Technology) system to achieve a flatter, more consistent finish. This method removes only what is necessary from the surface, helping to extend the lifespan of your wooden floor while delivering a clean, high-quality result suitable for residential properties.

5. Staining or Priming (if required)

Depending on the desired finish, we can apply wood floor stains to enhance or completely change the colour of the timber. We can also carry out colour matching where required, allowing you to achieve a specific look or match existing flooring (this service is available at an additional cost). Where appropriate, primers may be used as part of the finishing system to improve adhesion and final appearance.

6. Lacquering & Floor Protection

We apply high-quality lacquers to protect your floor and lock in the new finish. We offer a range of professional wood floor lacquers to suit different requirements and budgets, from natural matt finishes to more durable coatings for higher traffic areas. This stage is essential for protecting the timber, improving durability and achieving a professional, long-lasting result.

7. Aftercare & Maintenance

Once the work is complete, we remain available for any questions or support. We can also provide maintenance coats when required, helping to extend the life of your floor and keep it looking its best without the need for full re-sanding.

How much dust is created during floor sanding?

We keep the process as close to dust free as possible using modern sanding equipment. Any remaining dust is controlled throughout the job, with the area vacuumed and dry mopped multiple times to keep your home clean and tidy.

How long does floor sanding take?

Most residential floor sanding projects are completed within 1–3 days depending on the size, condition and any repairs required.

Do I need to leave the house during the work?

In most cases, no. Many customers remain in the property, although access to certain rooms will be restricted while work is being carried out and finishes are drying.

Can all scratches and damage be removed?

Most surface scratches, marks and old finishes can be removed through sanding, significantly improving the overall look of the floor.

Will gaps in my floor be filled?

Gap filling is an optional extra and isn’t always required. Where suitable, this can be carried out using a sawdust and specialised floor filling compound, or with timber slivers for floorboards. It can help improve the overall appearance and finish of the floor.

Can you change the colour of my floor?

How long before we can walk on the floor?

Light foot traffic is usually possible within 24 hours, depending on the product used. We will advise on full curing times before the job starts.

Do you move furniture?

We generally ask for rooms to be cleared before work begins. If needed, this can be discussed during the quotation stage.

How much does floor sanding cost?

As a general guide, residential floor sanding and lacquering typically starts from around £30-45 per m², depending on the size, condition and specification of the floor. We can usually provide a rough guide price over the phone, followed by a site visit if required.
